Announcing AOA's New "ABC Tenant Report"
No Inspection Required


Dear AOA Member:

As you know, to be eligible to legally obtain a standard credit report, AOA, and all other credit reporting agencies, must have your required and updated paperwork AND a report from your certified inspection. This is a requirement that the credit reporting agencies are enforcing. They require that all screening companies like AOA, must be able to prove that you are a landlord.


Good News – New FREE Service

When you order an Experian credit report, you can now also receive an A, B, C, D or F grade for each application you submit. Just ask our operator for the grade along with your report. This additional grading is FREE with your credit report. You can scroll down to view a list of the criteria an application must meet to qualify for each grade.

More Good News – NO INSPECTION REQUIRED!!

If you have all of your up-to-date required paperwork in, but, for whatever reason, have not ordered and received your inspection, you can now screen your applicants with the new “ABC” report. The charge will be the same as if you were receiving a standard Experian report. We obtain the Experian report for you as our “ABC” report is based on that information – the only difference is that we are not allowed to reveal information on the credit report without the inspection and you will instead receive a grade.

We really do “thank” all of you who have expedited your paperwork and inspection in the past. We are hoping that this additional tool will help make your job easier and more enjoyable than ever before.

P.S. The Federal Trade Commission fined another tenant screening company $500,000.00 because they did not have the above required proof that their customer was indeed renting property as a landlord. This is serious stuff!

Grade Definitions
for AOA's "ABC Tenant Report"


Application must meet all criteria for a particular grade. Example: All criteria may be perfect for an "A" rating, except that the Credit History may be only 24-months old, so the rating would fall to a "B". Criteria for each grade is subject to change, so ask operator for any recent changes.
 
Criteria for Grade A:
  • Credit Score Between 700 and Perfect
  • Must Have Credit Report
  • Credit History Must Be at Least 36 Months Old
  • No 30 Day Late Accounts in the Last 12 Months
  • No 60 Day Late Accts in the Last 12 Months
  • No 90 Day Late Accts in the Last 12 Months
  • No Collection Accounts in the Last 24 Months
  • No Bankruptcies in the Last 48 Months
  • No Legal Items in the Last 24 Months
  • No Tax Liens in the Last 24 Months
  • Must Have at Least 90% Positive Accounts
Criteria for Grade B:
  • Credit Score Between 600 and 700
  • Must Have Credit Report
  • Credit History Must Be at Least 24 Months Old
  • No Collection Accounts in the Last 12 Months
  • No Bankruptcies in the Last 18 Month
  • No Legal Items in the Last 18 Months
  • No Tax Liens in the Last 24 Months
  • Must Have at Least 80% Positive Accounts
 
Criteria for Grade C:
  • Credit Score Between 500 and 600
  • Must Have Credit Report
  • Credit History Must Be at Least 12 Months Old
  • No Collection Accounts in the Last 6 Months
  • No Bankruptcies in the Last 12 Months
  • No Legal Items in the Last 12 Months
  • No Tax Liens in the Last 12 Months
  • Must Have at Least 70% Positive Accounts
Criteria for Grade D:
  • Credit Score Between 400 and 500
  • Must Have Credit Report
  • Must Have at Least 60% Positive Accounts
 
Criteria for Grade F:
  • Credit Score May Be Below 400
  • Might Not Have Credit Report
  • Has Below 60% Positive Accounts
Note: Subject may be better in particular rules, but at least one rule matched.
