Listed below are some of our updated and new forms now available on our website. Please be sure to replace your older versions with these updated versions. (The updated versions are recognizable by the revision date at the bottom of the form.)  For example, (R-1/2024) means we revised the form in January of 2024.

Form 133: Security Deposit Disposition Letter This form has been updated to avoid confusion about whether the tenant is receiving a refund or owes additional funds to the landlord and what expenses are being deducted. Remember, if the deductions total more than $125, a copy of any invoices or receipts must be attached to the letter. 

Renters Protection Notice – Los Angeles: (updated 12/12/23) – This notice needs to be posted on ALL rental properties in the city of  Los Angeles, not just rent-stabilized units.  AOA sells laminated versions, but you can print out your own from the forms list. 

Form 165 – Notice of Property SUBJECT to Residential Tenant Protections Ordinance – San Diego: This form has been updated to correct a typographical error in the Civil Code description.

Form 103S – 3 Day Notice to Pay Rent or 30 Days to Quit: This notice has been updated to remove the clause “For Section 8” as this form can also be used for other situations.

Fireplace Addendum –  Bay Area:  This addendum has been updated  and is  required for many parts of the San Francisco Bay area, informing tenants of the risks of wood-burning fires. 

(NEW) –  Interest Payment on Security Deposit Bulletin – Los Angeles: – We have added this Los Angeles notice to our forms list so housing providers can access updated information on the interest due each year for security deposits held for properties subject to LARSO. 

(NEW) – Owner Required Just Cause Notice to Tenants – Santa Ana: This is a form that Santa Ana requires landlords to provide to tenants. AOA has posted this city form on our website  as a convenience for members. 

(NEW) – 30 Day Notice to Pay or Quit – Cares Act:  For use when the tenant owes up to five months unpaid rent that became due on or after October 1, 2021, and the property is subject to the CARES Act.  

NOTE:  COMING SOONAOA is in the process of updating our lease to include the new security deposit limits, which go into effect July 1, 2024. Be sure to download a new lease for any new tenancies that commence on 7/1/24 or later.
