As you are aware, California now has statewide rent control and with it comes some additional form
requirements and updates to our Rental Agreement and/or Lease. Mandatory written notices (#1 below) must
be mailed out to your tenants before August 1, 2020. There is also a required addendum to be used with our
updated Rental Agreement and/or Lease.
1. Written Notices Required
For tenancies existing before July 1, 2020 : The landlord is required to provide written notice to existing
tenants informing them whether the property is subject to or exempt from statewide rent control. One of the
below notices must be provided to tenants by August 1, 2020
- AOA Form # 201E – Notice of Exemption from Statewide Rent Caps & Just Cause Evictions
(If the unit is NOT under the statewide rent control) - AOA Form # 201S – Notice of Property Subject to Statewide Rent Caps & Just Cause Evictions
(If the unit IS subject to statewide rent control)
2. Addendum to Rental Agreements
Any tenancy commenced or renewed on or after July 1, 2020 requires the landlord to include one of the
following forms, as an addendum to the lease or rental agreement, with a copy provided to the tenant along
with the lease.
- AOA Form # 202E – Property Exempt from Statewide Rent Caps & Just Cause Evictions Addendum
(If the unit is NOT under the statewide rent control) - AOA Form # 202S – Property Subject to Statewide Rent Caps & Just Cause Evictions Addendum
(If the unit IS subject to statewide rent control)
