Civil & Criminal Search
Across the tenant screening industry, instant criminal and single-county searches often fail to include civil and family law records. The AOA Civil & Criminal Investigative Search provides a more comprehensive review by searching county and state records for criminal, civil, family law (including domestic violence), and eviction filings based on addresses developed through a professional skip trace.
Please note that many California counties limit the release of criminal records due to insufficient personal identifying information (PII), which may restrict what can legally be reported. In cases involving common names across multiple counties, clearing records can require significant time and expense. When necessary, we recommend that the applicant obtain documentation directly from the court to confirm eligibility.
Instant Bank Verification (IBV)
How do you verify pay bank statements and pay stubs in the Photoshop era? AOA will provide a process that allows for the immediate and secure verification of an
applicant’s bank account information. This technology is commonly used in financial services, lending, and other industries that require quick confirmation of a user’s banking details.

We use secure connections and protocols to protect your applicant’s sensitive financial data. Because you will receive sensitive consumer information, a site inspection is required by law.

The “Landlord Accreditation” process gives you access to instant FULL CREDIT REPORTS. This verification process is REQUIRED by TransUnion and Experian, in accordance with the Fair Credit Reporting Act; it is required by law to ensure the safety of consumer credit information. If you need a screening report sooner, you can utilize AOA’s ABC Grade Report.
The FCRA imposes criminal penalties – including a fine, up to two years in prison, or both – against anyone who knowingly and willfully obtains information on a consumer from a consumer reporting agency under false pretenses, and other penalties for anyone who obtains such consumer information without a permissible purpose. Other applicable laws may impose similar penalties.
