AOA is always looking for ways to improve the services we provide. Based on member feedback and industry changes, we’ve updated some of our tenant screening products to make them clearer, more effective, with one price drop and one price increase for 2026.
New Product Names
We’ve simplified the names of a few reports so you can easily find the right tool for your needs:
- Civil & Criminal Investigative Search (formerly Live Investigator Search)
This new name better reflects the full scope of the report, which combines both civil and criminal searches. If you are not conducting a civil search, you will not know how litigious your applicant is, you won’t know if they have a domestic violence judgment against them, either. Additionally, recent changes to California laws makes it more difficult for instant criminal searches to report criminal history. Quick Criminal Search (formerly Instant Criminal Search)
Covers many—but not all—counties across the U.S. Results do not include civil proceedings. We’ve streamlined this service to offer the best eviction report. The second eviction report created by another vendor, is no longer necessary since evictions are already covered in the Civil & Criminal Investigative Search.
Price Adjustments
- Income Verification: Reduced from $10 → $7 per applicant!
- 360° Deluxe Report Combo: Reduced from $39.95 → $37.95 per applicant.
- All credit reports with a FICO Score will cost $2.00 more than the “TenantRisk” Score. The price increase is due to the additional price increase that the credit bureaus have instituted.

- Identity Verification: Skip trace with previous address history & SSN verification
- Criminal: Single-County Criminal Search (no civil searches included)
- Tenancy: Quick Eviction Search
- Income Verification: 3rd-party bank account report (completed by applicant)
4-Star Screening – $17.00 per applicant
- Credit: TransUnion Credit Report w/ FICO Score or TenantRisk Score
- Identity Verification: Skip trace with previous address history & SSN verification
- Criminal: Quick Criminal + Sex Offender Search (non-comprehensive)
- Tenancy: Quick Eviction Search
