As an apartment owner, you already have a lot on your plate, which is why becoming a member of a local apartment owners association, such as the Apartment Owners Association of California, Inc., (AOA) can be extremely beneficial for your success! During the COVID-19 pandemic, constant changes can be overwhelming. Apartment owners’ associations provide invaluable support and resources to their members that can relieve some of the stress and associated expenses.

Joining AOA means convenience and peace of mind for you.

1. Updated Forms

AOA offers a myriad of benefits to its members, one of which is free downloadable forms to give to tenants. Having easy access to these forms means that you won’t have to waste your time searching for an online form just to find an outdated version. An association will always have the most up-to-date forms available to you at no additional cost to fill out online or print out.

2. New Laws

Particularly during these unprecedented times, changing rules regarding COVID-19 eviction moratoriums and protocols can be especially difficult to navigate, but AOA will have you covered. In August 2020, California Governor Gavin Newsom signed new COVID-19 related legislation that protected tenants from eviction and property owners from foreclosure. The eviction moratorium has since been extended to June 30, 2021, as well as a utility shut-off moratorium that will last through April 16, 2021. Under this legislation, many new rules and requirements for property owners were enacted, such as the need to provide tenants with a notice detailing their rights and hardship declaration forms in different languages, if the agreement was made in a different language. Your responsibilities as an apartment owner can be difficult to remember, but AOA will simplify them to keep you organized and on track.

3. Eviction Ban

The federal residential eviction ban has also been extended until March 31, 2021 by the Center of Disease Control and Prevention (CDC). This ban applies to certain tenants, with criteria such as “have used their best efforts to obtain government assistance for housing.” Such language can be difficult to interpret. To protect both your tenants and yourself, it is crucial that you understand exactly what these laws mean for you and what your responsibilities are. Instead of spending money hiring an attorney or translator or long hours struggling to read wordy bills on government websites and drafting your own forms, AOA will always provide you with the most updated information, pre-drafted COVID-19 forms, and easy-to-understand legal advice for a low membership rate.

4. Attorneys and Vendors

If a legal problem does arise, AOA also offers free attorney referrals. Furthermore, they have sections of their websites specifically for contractor and vendor referrals to ensure you don’t have to spend valuable time searching for them only to be disappointed with the results.

5. Advisors

When you join AOA, you instantly become part of a network of people with similar goals as you, allowing you to build connections with fellow apartment owners. AOA can provide valuable advice about all your needs, such as problems that arise with tenants. Don’t spend time worrying about making mistakes that could affect both your reputation and wallet. Instead of reading through impersonal articles from Google that know nothing about your unique situation, consulting a member of an association can offer you personalized help and save you from making expensive mistakes.

6. Educational Seminars/Webinars

AOA also provides members with free access to educational seminars and webinars. These free seminars and webinars will offer tips on how to manage your properties, deal with evictions, better understand legislation, work with your tenants, generate and save income, provide helpful information on legal updates related to the apartment industry and, most importantly, provide news about the changing COVID-19 situation. They also offer the added benefit of free magazine subscriptions with helpful articles written by experts to supplement the seminars.

These are just a few of the many benefits that come with being a part of AOA. Joining will offer you countless resources to preserve your mental health and keep you on top of your personal financial goals in a time when doing so is more important than ever.
