New in 2023

Welcome to the new year and the many opportunities for AOA members in 2023! We will continue to ramp up the frequency of in-person seminars that are held locally and throughout the state. These in-person events provide a tremendous opportunity to go deeper than the online events. Though face-to-face is the ideal way to meet and talk with other rental property owners, AOA will continue to provide both live and on-demand content for you!

As tenants’ rights groups continue to push for more “protections” from rental property owners, AOA will keep you informed through emails, seminars, live streams, and magazine articles. Be sure to check your inbox for news and updates and take a few minutes each month to read through the headlines in the magazine.

Free Gifts When Setting Up Auto Renew!

AOA anticipates increased scrutiny of building code violations in 2023. We want to reward all AOA members who have set up the “Auto Renew” option for their membership by giving away a FREE three-part video series on California Building Code Violations, along with an exclusive video about habitability. These four videos will be available to you under the “Resources” tab in your member portal as “Free Gifts”. If you haven’t set up your membership to automatically renew, email AOA at [email protected] and we’ll send you instructions. Of course, a live person is always here to help as needed.

Get Organized!

AOA’s property management software is a great tool to help you organize multiple property management flows on one platform. Posting vacancies, online rental applications, tenant screening, storing photos from the walk-through, online rental payments, work orders, and communications stored in one place for each tenant! Our software also generates many reports that will help you pull it all together, reduce the stress, and give you the ability to manage it from all internet-supported locations. Start the new year off right by making your life easier with everything in one, secure place.

County Court Criminal Record Changes

Were you aware that there are now only four counties in CA that do not redact personal identifying information (pii) from county criminal records? This makes it hard to tell if your applicant is or is not identical to a person by the same name with a criminal history.

AOA employs the latest technology to cross reference other incarceration data to deliver more reliable results. Additionally, all criminal results now include a single-county criminal report to help you determine if your applicant is who they say they are. We are told that there are no other tenant screening companies utilizing the technology that we are currently using. As they say, “An ounce of prevention is worth a pound of cure.”, so be sure to always use AOA’s low-cost tenant screening services.

Start Rewarding Good Tenants

Did you know that AOA’s property management software can help your tenants build their credit score as you report their on-time rental payments? This service motivates tenants to pay rent before other debt obligations! It also contributes to longer tenancies, so it’s a win-win service that you can offer them to utilize and pay for.

AOA’s Million Dollar Trade Show and Educational Conference

Be sure to mark your calendars for our next big show which will be held on April 19th at the Los Angeles Convention Center. Vendors will be there with the newest products and services; attorneys will have any updates on any new laws and our seminar speakers will be there to help you save and/or make more money on your investments.  Who knows, you may even be the next winner of a cruise for two!  Hope to see you there.

Thank You for Sharing AOA with Others!

Thank you so much for your continued support and referring AOA to your friends and family! A very significant percentage of AOA members learned about us through someone they know personally. AOA will continue to focus on bringing you the resources you need to become the most successful group of rental property owners here in our state. It is truly a joy to serve you. Happy New Year!

Best regards,
